Here are 5 key points to know:
• Loft Access: The assessor needs access to the loft to measure and verify insulation. If the loft is boarded or filled with personal items, ensure a clear inspection point. For a loft room (Room-in-Roof), the "loft" includes the crawl spaces surrounding the RinR, and the flat ceiling loft hatch is part of the RinR calculations for the EPC.
•Loft Conversions (Room-in-Roof): For loft conversions with a fixed staircase, proof of the conversion date is required if access to all elements cannot be evidenced (flat roof, stud walls, sloping ceilings). Otherwise, the default assumption must be that the conversion shares the same build date as the property.•
Wall and Floor Insulation: For interior insulation, photos and receipts for retrofitting materials can be used. Otherwise, inspection holes for photographic evidence will be required.
• Boiler and Hot Water Tank: The assessor must be able access and clearly photograph any boiler or hot water tank. If the make/model is unclear, provide relevant paperwork (e.g., service records). A generic input can lower the EPC score.
• Rental Properties: Rental properties must meet the Domestic Minimum Energy Efficiency Standard (MEES) Regulations, requiring an EPC rating of E or higher. This will change to C by 2030. Click here for more information.
*Prices are based on a standard 4-bedroom property or smaller. Larger and more complex properties may take longer to assess for amd EPC, and floor plans will require significantly more time to draw up, resulting in a slightly higher cost. Rest assured, all costs will be agreed upon before the assessment is carried out, with no hidden charges.
